• Baldwin Hills Crenshaw Plaza, Los Angeles: Vanilla Shell improvements in several vacant tenant spaces. Complete build-outs for tenants DB Shoes, Forever 21 and Southern Girls. Smoke evac and decommissioning work for entire mall.
• Azalea Shopping Center, South Gate: Vanilla Shell improvements in tenant suites for Wet Seal, Subway, Game Stop, Daniel’s Jewelers, The Joint and Great Clips.
• Los Jardines Shopping Center, Bell Gardens: Vanilla Shell improvements for Bright Now Dental, Menchies and Shoe Pakar.
• La Alameda Plaza, Walnut Park: Vanilla Shell improvements for Carters, Interior remodel for common areas and improvements for Chiropractor’s office.
• Bell Gardens Marketplace, Bell Gardens: Complete interior build-out for Sprint and Anna’s Linens.
• Mission Hills Marketplace, Mission Hills, CA: Complete interior demolition and tenant improvements for Anna’s Linens.

• RETAIL OPPORTUNITY INVESTMENT CORP. (ROIC)
• Cypress Center West Shopping Center, Cypress: Demo of existing in-line shops facade and replacing with new sign parapet walls and exterior stone veneer. Remove and replace existing parking lot asphalt and new stripping, bringing entire center to meet ADA requirements. Construct ADA restrooms in 4 empty suites.
• Euclid Plaza, National City: Construction of two ground up retail buildings including all related site work and vanilla shell interior improvements. Interior demolition of existing building and demising wall to separate building into two suites, vanilla shell interior improvements.
• Marketplace Del Rio, Oceanside: Interior demolition and remodel work in eight vacant tenant spaces including replacing interior concrete slab in one suite.
• Mission Foothill Marketplace, Mission Viejo: Interior demolition and remodel work in seven vacant tenant spaces.
• The Shops at Sycamore Creek, Corona: Vanilla shell improvements for Starbucks, including a new drive-thru aisle and new patio with trellis and firepit.

• Avalon Shopping Center, Carson: Construction of a ground up building for Starbucks with vanilla shell interior improvements, all related sitework including a drive-thru aisle.
• Nordstroms Rack, Pasadena: Complete interior demolition of existing 2-story retail space. Interior improvements includings elevators and escalators for Nordstroms Rack.
• Old Navy/Tillys, Pasadena: Construction of demising wall in an existing Old Navy store to create a new tenant space for Tillys. Vanilla shell interior improvements in new suite along with new exterior façade and storefront.

• LATINO BRANDS, LLC
• Compania de Café, San Fernando: Full tenant build-out for specialty coffee shop and corporate offices including new concrete floor, specialty wall tile, kitchen equipment, custom cabinets.
• Compania de Café, South Gate: Full tenant build-out for specialty coffee shop located at Azalea Shopping Center.

• MISCELLANEOUS PROJECTS
• Somoan Church, Carson: Construction of new 21, 128 sf 2-story, wood framed church building for Somoan Missionary. Complete interior improvements including specialized stained glass. All site improvements including site utilities and landscaping.
• Milan Properties, Mission Foothill Marketplace, Mission Viejo: Construction of two ground up retail buildings including vanilla shell interior improvements and all related sitework.
• D & B Properties, Goldenwest Plaza, Huntington Beach: New ground up retail building including all site work and interior improvements. Remodel of existing Eat at Joe’s restaurant.
